Everything You Need to Know About House Construction Specifications (Before You Build Your Dream Home!)

If you’re planning to build your own house — or even just thinking about it — this breakdown will help you avoid confusion, surprise costs, and vague promises.

Hey, pause for a second. Most people hear “₹2,350 per sqft” and jump straight into construction. Only halfway through they realise they never checked what that rate actually includes — and what it doesn’t.

A construction specification is simply the complete list of materials, brands, dimensions, and methods your builder has promised to use — from the foundation all the way to the final coat of paint.

Think of it like checking the RAM, storage, camera and battery before ordering a phone. You’re not just paying for “a house”. You’re paying for exactly what goes into that house.

Before you sign any agreement, sit with this list and tick off each area: structure, doors, windows, tiles, electrical, plumbing, painting, inclusions, and exclusions. The rate alone is never the full story.

The Big Number ₹2,350 per sqft – what it means

The ACASA Residential Dream Home package starts at ₹2,350 per sqft using an RCC framed structure — columns, beams, and slabs in reinforced concrete instead of old-style load-bearing brick walls.

RCC framing is like the skeleton of your home. It carries the load, handles earthquakes better, and gives you flexibility for bigger openings and future floors.

What this price covers

It’s not just “material + labour”. It includes:

  • Structural design and RCC frame.
  • Defined specs for walls, tiles, doors, windows, and painting.
  • Named brands for electrical and plumbing wherever possible.

1. The Plan What you get on paper

Before anyone touches the site, you’ll get a complete planning package. This is where you lock your layout and avoid “last-minute changes” later.

  • 2D floor plan with two design options for you to choose from.
  • 3D elevation reference images so you can visualise the front view of your house.
  • Working drawings that engineers and contractors use on site for accurate measurements.

Take your time here. Any major change you make after construction starts will cost extra money and delay.

2. Structure The bones of your house

The structural specification defines the strength, stability, and lifespan of your home.

Walls & plastering
  • Main walls: 9 inch brickwork using cement mortar CM 1:6.
  • Partition walls: 4.5 inch brickwork using CM 1:4.
  • Internal plaster: CM 1:5.
  • External plaster: CM 1:4.
Concrete & levels
  • Structural concrete: M20 (1:1.5:3) for columns, beams, lintels, sunshades, and roof slabs.
  • Base concrete: M10 (1:4:8) for bed concrete below foundations.
  • Finished ceiling height: about 10 feet per floor.
  • Basement height: up to 3 feet above existing ground level after levelling.
  • Parapet wall: 9 inch thick, 3 feet high.
Durability & protection
  • Roof slab waterproofing with Dr. Fixit / Fosroc / Bostik (for built-up area above 2,000 sqft).
  • Rainwater harvesting provided as part of the structure.
  • Cement: branded options such as UltraTech or Ramco.
  • Steel: Pulkit Fe 550D corrosion-resistant TMT bars for better strength and rust resistance.

Structural design is done based on the actual number of floors you plan to build.

3. Doors & Windows Security, light and ventilation

Doors and windows affect privacy, security, looks, and airflow.

Door specifications
  • Main door frame: first quality teak, 5″ × 3″.
  • Main door shutter: first quality teak plank, about 3.5′ × 7′.
  • Bedroom doors: country wood frames (4″ × 3″) with laminated flush door shutters (budget up to ₹3,500 per shutter).
  • Bathroom doors: readymade PVC doors.

Teak for the main door gives a premium entrance; bedrooms are kept practical and economical; bathrooms get moisture-resistant PVC.

Windows & ventilators
  • All windows: UPVC 3-track sliding with mosquito mesh, standard size 4′ × 4′ in white.
  • MS grills with simple square design provided for windows.
  • Louvered glass ventilators for bathrooms and wet areas.

UPVC windows are low maintenance — no rust, no termites, and better sound insulation than basic aluminium frames.

4. Carpentry Fittings Locks, handles and storage

The hardware used on doors decides how secure and comfortable they feel.

Main door fittings

  • 1 night latch.
  • 1 aldrop.
  • 1 handle.
  • 2 tower bolts.
  • 1 nylon bush.
  • 1 door stopper.

Bedroom & bathroom fittings

Bedroom doors:

  • 1 mortise lock.
  • 1 aldrop.
  • 1 handle.
  • 2 tower bolts.
  • 1 nylon bush.
  • 1 door stopper.

Bathroom doors:

  • 1 handle.
  • 2 latches.

You also get 1 loft + 1 shelf in each bedroom, kitchen, and pooja room (up to 4 feet wide), giving you basic built-in storage from day one.

5. Floor & Wall Tiling What goes where, and for how much

The spec defines tile type and budget for each area, so you know exactly what you can choose without extra cost.

6. Kitchen Where the magic happens

The base package gives you a strong, functional kitchen with scope to add a modular setup later.

Included in this package
  • Granite counter slab, 20mm thick, up to 15 running feet, budget up to ₹165/sqft.
  • Masonry storage provisions and partitions below the counter.
  • Provision for exhaust fan.
  • Provision for RO water purifier point.
  • Stainless steel under-mount sink – budget up to ₹2,500.
  • ISI-marked sink faucet – budget up to ₹1,500.
Not included (interior works)
  • Modular kitchen cabinets and shutters.
  • Soft-close drawers, tall units, pantry units.
  • Chimney, hob and built-in appliances.

These fall under “interiors” and will be quoted separately based on design.

7. Electrical Safe wiring & enough points

Quality electrical work is non-negotiable for safety and convenience.

Materials & provisions

  • ISI-marked PVC conduits with fully concealed wiring.
  • Wires: Finolex brand.
  • Switches & sockets: GM / Legrand, white series.
  • Inverter provision for necessary light and fan points.
  • Two extra 5A socket provisions as required.

Room-wise electrical points

  • Hall: 1 fan + 3 light points; plug points for fridge, AC, TV, telephone.
  • Bedrooms: 1 fan + 3 light points; 1 × 5A plug; 1 × AC point.
  • Kitchen: 1 fan + 2 light points; 5A points for mixie, grinder, exhaust fan.
  • Bathrooms: 1 light point; 1 × 15A geyser point.
  • Common: calling bell point; wash basin mirror light.
  • Exterior: adequate lights for front and back.
  • Conduit for TV / antenna and telephone in hall (if required).

8. Bathrooms Plumbing & comfort

Good plumbing, proper fittings, and enough provisions make bathrooms easy to live with.

Piping & drainage
  • CPVC pipes: Ashirwad (ISI marked) for hot and cold lines.
  • PVC drainage pipes: Avonplast.
Sanitaryware
  • Floor-mount Western commode with health faucet in each bathroom (budget up to ₹7,500 per bathroom).
  • Wall-mounted wash basin with tap.
  • 2-in-1 wall mixer with overhead shower.
  • Sanitary & CP fittings from Parryware.
Doors & provisions
  • Bathroom doors in readymade PVC.
  • Provision for exhaust fan in each bathroom.
  • Provision for geyser points in all bathrooms.

With branded CPVC and fittings, you reduce leak chances and frequent repairs later.

9. Painting The final finish

The painting spec uses Asian Paints products for both interiors and exteriors.

  • Main door: varnishing / polishing to highlight teak wood.
  • Internal walls: 2 coats putty (walls) + 1 coat Asian primer + 2 coats Asian Tractor Emulsion (light colours).
  • Ceilings: 1 coat Asian primer + 2 coats Asian Tractor Emulsion.
  • External walls: Weatherproof primer + 2 coats Asian Ace Emulsion.

Light interior colours help rooms feel more open and bright. Accent colours can be added later based on taste.

10. Miscellaneous (Included) Small items with big value

  • Overhead tank: 1,000 litres, triple-layered (Avonplast or similar).
  • MS handrail for staircase.
  • Parapet wall: 9″ thick, 3′ high (if not counted earlier).
  • Roof waterproofing with Dr. Fixit / Fosroc / Bostik (for built-up area above 2,000 sqft).
  • Anti-termite treatment for structure and wood.
  • Rainwater harvesting system.
  • Lofts and shelves as mentioned earlier (1 loft + 1 shelf in each bedroom, kitchen, and pooja room).
  • Simple elevation treatment for the façade.

11. What’s Not Included Very important to read

These items are not part of the ₹2,350/sqft rate and will be priced separately.

Many owners skip this list while budgeting and only realise the extra cost later. Don’t make that mistake.
Outside the building
  • Bore well, bore pipes, bore motor, and installation.
  • Compound wall and compound gates.
  • Gardening, landscaping, outer paving / setback development.
  • Underground sump (charged around ₹22–₹35 per litre).
  • Septic tank.
  • Terracotta / cooling tiles on terrace roof.
Approvals & bills
  • Temporary EB connection and electricity charges during construction.
  • Government approval charges and plan sanction fees.
  • GST on the construction contract.
Design & interiors
  • Architectural / decorative elevations.
  • Interior works: modular kitchen, wardrobes, TV units, false ceilings, cabinets.
  • Interior 3D views and walkthroughs.
Special structural & services
  • Pile foundation (if soil tests demand it).
  • Electrical and plumbing MEP drawings.
  • Sunken flooring (charged separately).
  • Water recycling / grey water reuse systems.
  • Lift / elevator installation.
Pro tip: Plan these excluded items separately in your budget — especially sump, septic tank, approvals, compound wall, and bore well. Together they can form a big chunk of your total spend.

12. Common Specs Quick technical points

Structural design is done for the actual number of floors you plan to build.

Basement height is provided up to 3 feet from site level after levelling.

P-sand is used for plastering, and M-sand is used for blockwork.

Chamber bricks and flyash bricks are used — lighter and more eco-friendly than traditional red bricks.

Inverter wiring will be provided across the house for easy backup connection later.

Final Checklist Before you sign anything

  • This specification is a reference template. Final details will be customised to your site, plan, and budget.
  • Brand names can change based on availability and your preference, but the category (e.g. branded CPVC, branded wiring) stays similar.
  • The final spec and detailed cost estimate must be part of your construction agreement. Always ask for it in writing.
  • GST, government fees, and approval charges are separate from the per-sqft rate.
